A new development is aiming to revitalize Carlsbad Village in San Diego. HP Investors and Fabric have partnered to redevelop Antique Mall on State Street. The $15 million project is the largest redevelopment in the submarket in decades. The property is 22,000 square feet and will be turned into top-tier retail and creative office space, specifically aiming to attract restaurants and cafes as well as technology and design firms.

"The property was a prime candidate for redevelopment due to its architectural style, location within a highly vibrant coastal community, proximity to transit station and beach and high demand for commercial space in the area," Sumeet Parekh, managing partner at HP Investors, tells GlobeSt.com.

The project design is inspired by the architectural history of the area. It features two steel-framed Butler buildings with 28-foot ceilings and notable Quonset hut. "We plan to repurpose the existing three structures into a mixed-use project highlighted by; design, architectural integrity and its intentional interaction with the community," Brendan Foote, a principal at Fabric, tells GlobeSt.com. "The project will consist of over 22,000 square feet of space featuring indoor-outdoor space, active patios, 36 parking spaces and other progressive transit and mobility solutions. The project features state of the art creative office, retail and restaurant/cafe spaces."

The investors expect the project to catalyze more redevelopment in Carlsbad Village by bringing new businesses into the area. "Namely, this project achieves the creation of several new spaces for new businesses all while paying tribute to older buildings and styles that the community doesn't want to see forgotten or demolished," says Parekh. "State Street Commons will have one of, if not the largest office spaces in all of Downtown Carlsbad at 13,000-plus square feet. Its location right in the heart of the Village already makes it a destination point or gathering place. We are designing every inch to capture that feeling and create spaces for the community to discover."

The progress is already starting, and HP Investors and Fabric are already working on other opportunities. "Primarily you see ground up development focused on residential right now," Foote. "We do have other projects in motion in Carlsbad Village and are very excited for the future of this coastal town."
