Hamilton Zanze Acquires DC Metro Multifamily Asset

The San-Francisco-based firm purchased a 244-unit, class-A apartment community in Dumfries, VA.

WASHINGTON DC – Hamilton Zanze has acquired a 244-unit, class-A apartment community in the Washington DC metropolitan area.

Built in 2014, the Oasis at Montclair Apartments is located along I-95 in Dumfries, VA. The community offers one-, two- and three-bedroom floorplans, averaging 1,016 square feet. Each unit offers dishwashers, garbage disposals, individual climate control and in-unit washers and dryers.

The community features amenities such as an indoor fitness center, car wash, coffee bar, dog park, internet café, movie theater, clubhouse, outdoor fitness center, outdoor cabanas, outdoor grill stations, a saline pool and yoga room.

Hamilton Zanze intends to renovate 219 of the units by implementing vinyl plank flooring, stainless-steel appliances, new lighting and smart home technology. The firm will additionally refresh all community amenities and renovate the theater room and outdoor workout area.

With access to Washington DC, Downtown Richmond and Northern Virginia, the community is also located 28 miles from Amazon’s future HQ2 in Crystal City, Arlington, VA.

Hamilton Zanze aims to capitalize on Northern Virginia’s substantial growth with its new asset. The Washington DC metropolitan area, anchored by the federal government, is considered to be among the country’s most stable regions.

Mission Rock Residential has been retained as the community’s property manager. The purchase closed on November 5th.

Hamilton Zanze, founded in 2001, is a private, San-Francisco-based real estate investment firm that owns and operates apartment communities. Since inception, the company has acquired more than $3.9 billion in multifamily assets. The firm currently owns and operates 83 properties across 15 states.
