CBRE Global Investors Launches New Tenant Experience Program

The Above and Beyond program is an evolution of the company’s Five-Star Worldwide tenant amenity and services program.

CBRE Global Investors has launched a new tenant experience program, dubbed Above and Beyond. The program is an evolution of the company’s Five-Star Worldwide tenant amenity and services program, which originally launched in 2005. As of today, the program is live in Atlanta, Chicago, Dallas, Southern California, Portland, Oakland and Washington, D.C., but will launch in other markets nationally over the next few months. It is available exclusively to CBRE Global Investors-owned properties.

According to Robert Perry, head of the CBRE Global Investors’ strategic partners U.S. fund series, tenant expectations are changing, and this new program is a way to identify tenant needs. The program will utilize next-generation property

management, relationship-building and place-making practices with the goal of increasing tenant satisfaction and ultimately retention.

In 2005, Five-Star Worldwide amenity program was a pioneer in providing tenant services. Above and Beyond builds on that program to provide hospitality services, common spaces and community events designed to drive tenant engagement and networking. This will include a dedicated on-site concierge focused on tenant engagement by leveraging CBRE’s extensive resources. It will also provide what it calls “community-driven common spaces.” These spaces are designed to create a community feeling and will be strategically placed in pass-through and high-traffic areas where tenants can and will want to congregate. The spaces will also be flexible so that tenants can use them for meetings and group activities, like fitness classes. The spaces will be outfitted with A/V equipment as well as snacks and beverages, and will be available to all building tenants in Above and Beyond buildings.

Of course, CBRE Global Investors didn’t miss technology, which is becoming increasingly important to tenants. Above and Beyond-outfitted properties will offer new technologies that support operations. The property will also offer CBRE Host, CBRE’s in-house app that give tenants access to all a building’s amenities through a mobile device. The app has the capability of learning tenant preferences overtime to improve the tenant experience.

The program illustrates the importance of tenant experience in office properties, and the commitment owners are making to providing and improving that experience for tenants.
