Tishman’s Brannan Square To Have City in a City Offerings

Brannan Square is a three-building office complex that will enhance the SOMA neighborhood and its appeal to the tech sector, and tenants will have access to ZO, Tishman Speyer’s offering of lifestyle services and experiences.

SAN FRANCISCO—Tishman Speyer has formed a joint venture with Mitsui Fudosan America to develop Brannan Square–a complex of three office buildings totaling approximately 1.2 million square feet located at 598 Brannan St. Construction of the first two buildings will commence by late summer in 2020, with delivery to tenants in fall 2022.

Brannan Square’s buildings will feature floorplates averaging more than 30,000 square feet with 14 to 14-foot 9-inch foot office floor-to-floor heights and broad windows. The space has been designed to accommodate new and rapidly expanding space users, primarily in the technology industry sectors already located throughout the SOMA neighborhood. Major brand names there include Airbnb, Pinterest and Zynga.

The design architect for the project is Los Angeles-based Michael Maltzan Architecture. The firm has been responsible for projects such as Tishman Speyer’s The Brickyard at Playa Vista and One Santa Fe in Los Angeles.

Tenants at Brannan Square will benefit from numerous transportation options, including the new MUNI Central Subway line at 4th and Brannan opening this year, the Caltrain station at 4th and King, nearby BART and downtown MUNI lines, and access to Highways 101, Interstate 80 and Interstate 280.

The development will also have a collection of onsite retail, food and beverage options, GlobeSt.com learns. The buildings’ ground floors will dedicate almost 50,000 square feet to local makers and manufacturers, creating high-end only-in-San-Francisco products that are distinctly different from most downtown retail areas.

The project’s first two buildings contain more than 50,000 square feet of deck space, with fully operable windows and doors that allow access to the outdoors.

The project’s new public park will be the nexus of the new SOMA, with daily use offerings such as a tot lot, all-age playground and dog run as well as local farmer’s market and weekend festivals maintained and programmed by Tishman Speyer. The project will contain a child care facility with facilities and outdoor space to educate up to 100 children.

An enhanced public realm intended to support people walking and biking, and bolster access to the neighborhood’s new Central Subway stop one-half block from the project will open in summer 2021. This will expand access to the neighborhood from both downtown and southern San Francisco. That transit access will be supported by a new network of expanded sidewalks, pedestrian paseos and separated bike lanes connecting to the city’s bicycle network.

In addition, tenants will have access to ZO, Tishman Speyer’s offering of lifestyle services and experiences that is proving to be popular at properties throughout the firm’s global portfolio, GlobeSt.com learns. ZO will offer tenants the ability to order food from multiple providers to be delivered directly to their office’s reception desk. Instead of opting for a single service provider, ZO has partnered up with FullSkoop, Café X and three food delivery services that source from different restaurants to provide employees with an array of choices.

In another ZO offering, Tishman Speyer has partnered with Rover to offer discounted packages to tenants. Rover is the largest network of five-star pet sitters and dog walkers in North America.

Booster is the gas station that comes directly to an employee’s office parking spot, saving time, money and the hassle of the gas station errand. Booster provides high-quality gas at competitive prices with free same-day delivery. The app-based service is offered at hundreds of companies, office parks and university campuses.

BloomThat offers same-day floral delivery in San Francisco, New York and Los Angeles, and next-day delivery available nationwide.

Tishman Speyer tenants and employees will be able to plan and book travel through American Express Global Business Travel, a corporate travel provider with operations in nearly 120 countries.

Onsite Dental currently provides dental care in fixed-site and mobile practices to more than 230,000 members. It offers a full suite of general dental services so patients can use Onsite Dental for dental care at or near the workplace.
