THE WOODLANDS, TX—Memorial Hermann/The Woodlands Medical Centeris soon to undergo a $250 million expansion and renovation. Theexpansion will add nearly half a million square feet to thecampus.

The centerpiece of the expansion will be the new332,510-square-foot eight-floor South Tower, which will include sixadditional operating rooms, endoscopy services, a post-acute careunit, a conference center, cardiopulmonary and catheterizationlabs, a 36-bed patient care unit, an intensive care unit, and threeshelled floors for future patient-bed growth, along with newregistration, waiting and observation areas.

JLL's project and development services team has been selected toprovide program and project management for construction of theproject.

"This is an important project for Houston and The Woodlands, andwe are proud to be a part of it," said JLL's John Roberts, managingdirector of project and development services in Houston. "MemorialHermann has provided excellent healthcare to our community for manyyears, and this expansion of The Woodlands Medical Center willbenefit patients for many years to come."

The project will also include renovation and expansion of otherareas of the campus including food services, imaging, surgerysupport, pharmacy services, TIRR Memorial Hermann The Woodlands,orthopedic services and in-patient care areas. In addition, a7,416-square-foot bridge will connect the new tower to an adjacentparking garage, which will have an additional two levelsconstructed upon it, providing 332 free parking spaces.

"With more than a half-million people projected to live within a10-mile radius of the campus within the next few years, we areexcited to expand the facility to meet the growing needs of thecommunity while also enhancing the patient experience," said RussKorcuska, Memorial Hermann Health System's vice president ofcapital construction and project management.

JLL's James Selmser will serve as program manager for theproject. The team is set to deliver the completed South Tower inthe first quarter 2022, with additional work scheduled forcompletion in the fourth quarter of 2024.

US medical office occupancy has held consistently between 92%and 92.5% for the last several years, according to JLL's latesthealthcare report. Steady demand kept net operating income stablethrough the recession and has kept net operating income growthtrending upward in recent years. Rising investor confidence in themedical office building segment has driven increased transactionvalue ($9.8 billion in 2018) while construction has kept pace withdemand, says JLL.
