LIC Industrial Mixed-Use Property Kicks Off Leasing for 89K SF

Local development firm Barone Management constructed the industrial property located at 9-03 44th Road, which is said to be the first ground-up industrial property in the market to come online in the last 30 years.

NEW YORK CITY- The Woodworks LIC, a new mixed-use industrial and flex office property in Long Island City, Queens, has begun leasing efforts to lease-up 89,024 square feet. Cushman & Wakefield will lead marketing efforts. 

Local development firm Barone Management constructed the industrial property located at 9-03 44th Road, which is said to be the first ground-up industrial property in the market to come online in the last 30 years, according to the firm. “The Woodworks is the only industrial and flex property designed and built at its heart for modern users,” said developer Scott Barone, founder of Barone Management, in a prepared statement. “We’ve had the luxury to be thoughtful with every square inch to deliver the most efficient and contemporary space for both industrial and office tenants.”  

Situated in the Hunters Point neighborhood, the property comprises 44,391 square feet of warehouse and industrial space. The second and third floors are made up of a combined 22 units that boast a total of 44,950 square feet of flexible office space. Lease opportunities include the entirety of the building, by floor or by unit, and the combination of contiguous spaces to accommodate larger space requirements. In addition, the second-floor offices offer connectivity to the below-ground floor warehouse space. 

Property features include  21’ ceilings on the ground floor, 14’ ceilings on the second and third floors, heated and air-conditioned warehouses, electrical overhead doors,  private bathrooms, private roof terraces, a shared fitness center, conference area, and shared rooftop recreational space with sweeping views of Manhattan.

The building provides various city incentives, including but not limited to REAP credits for businesses relocating to LIC, ESCP benefits for energy savings, and a 25-year IDA tax abatement, during which time real estate taxes are nominal. The property is walking distance from the Court Square subway station where the E, G, M and 7 trains operate, and near major roadways,  including the Long Island Expressway and I-278. It benefits from the recent Queens Plaza renovation, with its improved traffic circulation and pedestrian and bicycle access.
