Creative Office Condos Draw Wide Interest, Developer Says

“We’ve had a tremendous number of inquiries from financial firms, from younger firms that want to be artsy and eclectic and who don’t want to be in Wynwood to tech companies locating here from California.”

MIAMI—Office condos in Creative HQ, a 135,000-square-foot section on four floors of the planned Natiivo tower, is already drawing considerable interest. The 104 condos will range from 431 to 2,499 square feet with prices starting in the $290,000s.

“We’ve had a tremendous number of inquiries from financial firms, from younger firms that want to be artsy and eclectic and who don’t want to be in Wynwood to tech companies locating here from California,” Keith Menin, a co-developer, tells GlobeSt.com. “The velocity has been incredible.”

The project is scheduled to break ground this summer with an estimated 2022 completion date.

The “creative” office condos will feature open floorplans, polished concrete floors, dedicated amenities at every office floor and panoramic views of Biscayne Bay and the Miami skyline. They will have 13-foot ceilings and advanced technology Smart Building wiring for HD TV.

Menin says the co-working spaces will have high ceiling with a “cool industrial feel” and occupants will have access to all of the amenities in the tower.

“There will be a hotel above us, which will be great. If someone needs to get out of their office and go upstairs and have lunch, or go to a meeting in the hotel or go for a drink, they can do that,” he says.

Owners of Creative HQ will also have access to three floors with 70,000 square feet of curated amenities, known as Natiivo Social. Select spaces will offer private balconies and wrap-around glass views.
