CityLine Sunnyvale Nabs More Retailers

As of late, CityLine Sunnyvale signed three new leases with retail tenants, bringing Ulta Beauty, Kids Care Dental & Orthodontics and Xfinity to the development in late 2020.

Ulta Beauty will be located in ground-level space in a building also occupied by Target.

SUNNYVALE, CA—With phase I of CityLine Sunnyvale nearing completion, progress is being made on entitling phase II, which will expand the scope and scale of the master-planned mixed-use district. Once approved, phase II will bring additional retail, office and residences to downtown. When complete, CityLine Sunnyvale will feature commercial space across 36 acres.

As of late, CityLine Sunnyvale has signed three new leases with retail tenants, bringing Ulta Beauty, Kids Care Dental & Orthodontics and Xfinity to the mix. The dental, technology and beauty storefronts are expected to open in late 2020, and all three retail locations are in short walking distance to Caltrain.

At the corner of W. McKinley and Murphy avenues, Ulta Beauty will be located in an approximately 10,400-square-foot ground-level space in a building also occupied by Target and Salon Republic. This location is directly adjacent to the new AMC Theaters and Whole Foods Market which are slated to open in spring and summer 2020, respectively.

Kids Care Dental & Orthodontics will occupy a 3,300-square-foot storefront at 300 W. Washington Ave. on the ground level of The Flats, a fully occupied 198-unit multifamily community. A previously announced Namaste Nail Sanctuary will also operate out of the building.

Xfinity will occupy approximately 5,400 square feet of ground-level retail space at 301 W. McKinley Ave. beneath another building of The Flats. A previously announced AT&T retail store will operate out of the same building.

“The signing of these three businesses is another important step in the development of CityLine Sunnyvale and shows that we’re well on our way to activating this new extension of downtown,” says Deke Hunter, managing member of Hunter Storm. “We’re working to expand and grow this district into an area with new retail, housing and office space, and it’s exciting to see the neighborhood begin to take shape and become a reality.”

CityLine Sunnyvale was acquired in late 2015 by STC Venture LLC, a joint venture between affiliates of Hunter Storm and Sares Regis Group of Northern California.

Kids Care Dental & Orthodontics was represented by James Chung of Cushman & Wakefield, Ulta Beauty was represented by Sean O’Carroll and Cece Vohs Cimino of Newmark Knight Frank, and Xfinity was represented by Matthew Lux of Beta Agency. Chung, Nicole Lyon and Marisa Organo of Cushman & Wakefield represented CityLine Sunnyvale in the leases.

One of Placer.ai’s key trends for 2020 is maximized retail footprints. An example of this is the experiential retail pushes being led by brands such as Lululemon and CVS. The former opened a Chicago location that provides space for classes and a restaurant for post-workout recharging, resulting in much higher off-peak traffic. The same concept drove a similar idea for CVS’s Health Hubs. Placer.ai data showed that visits last longer and took place during periods that didn’t align with the national average. This means CVS is driving more visits, especially during off-peak hours.
