The Bond is More Than a Name for a Multifamily Building

REDMOND, WA—The Bond is located at 6160 East Lake Sammamish Pkwy. NE across from Marymoor Park in downtown. The new multifamily building has achieved LEED Platinum certification for outstanding sustainability achievement, according to MainStreet Property Group LLC. Featuring 139 apartment homes in two Northwest-inspired buildings, the building’s numerous eco-friendly elements earned it the highest-ranked designation from the US Green Building Council.

“Building and operating in a sustainable manner is a key part of MainStreet’s vision for success and pushing the bounds of how environmental stewardship can be integrated into residential living is at the heart of what we do at MainStreet,” said Kelly Price, MainStreet’s president. “From day one, the building’s name, The Bond, meant a connection with sustainable building aspects and it’s nice that this was recognized with a Platinum designation. This achievement is also a testament to our contractor, GenCap Construction Corp., and our property management company, Insite Property Solutions, for jobs well done.”

Sustainable Elements

Energy and water-efficient features include energy-efficient windows and LED lighting, along with Energy Star appliances meeting EPA criteria. The Bond also features high-efficiency water faucets, showers and toilets which save tens of thousands of gallons of water per year.

Indoor environment measures and eco-friendly materials with FloorScore-certified flooring and CRI Green Label Plus carpeting that meet stringent indoor air quality standards to ensure low emissions of unhealthy air pollutants. Environmentally friendly materials include material-efficient factory-built walls, and low-VOC paints and adhesives that prevent potential hazards. An indoor tree within the lobby’s corner nanowall also increases air quality.

MainStreet Property Group saved 75 trees during construction of The Bond, including many landmark trees that have existed for decades. Additionally, the site’s 1.25-acre forest will be preserved in perpetuity. In addition to the forest which includes The Solace pathway, residents at The Bond can access the Marymoor Trail across the street, providing full access to Marymoor Park and the Burke Gilman Trail.

The Bond is also constructed on a highly walkable site with numerous sustainable connections to downtown Redmond and the surrounding metropolitan area, including proximity to well-utilized transit stops and pedestrian walkways.

The building’s gym, Restore74, features two cardio machines from SportsArt Eco-Powr that captures 74% of the kinetic energy generated during a cardio workout and then circulates this energy back into the building. Within the equipment is SA WELL+ software that includes energy production tracking, leaderboard, asset management and a user app to track individual workouts and lifetime watts produced.

The Bond was constructed by GenCap Construction Corp., a commercial general contracting and construction management firm, and is managed by professional property management firm InSite Property Solutions. Dahlin Group Architecture Planning was the architect. Grosvenor Americas was MainStreet’s capital partner and Washington Federal was the project lender.

Moreover, all of MainStreet’s new communities are LEED certified including the recently completed Heron Flats + Lofts project (Redmond) which is also LEED Platinum. Other projects are LEED Gold-certified at a minimum including The Junction (Bothell), The Carter (Redmond), LINQ Lofts + Flats (Kenmore) and SKY Sammamish (Sammamish), and targeting LEED Gold at The Pop (Bothell).

LEED Certified status requires 40 points, 50 points will put a site at the Silver level, between 60 and 79 points earn Gold certification and buildings that reach a minimum of 80 points are awarded Platinum status.
