DALLAS—The 19-city block District of Harwood has taken numerous steps to ensure its visitors and tenants are safe during the COVID-19 period. In fact, the District's nine restaurants will 'Return to Safely Serve' in a phased reopening approach as part of its Harwood Cares program.

"Harwood is continuously committed to providing safe and clean environments for all throughout the District. Harwood Cares was built upon Harwood International's 30-year history of making thoughtful and transparent choices to best serve our tenants, patrons, residents and guests," Jessica Young Reid, Harwood International director of marketing and public relations, tells GlobeSt.com. "Paired with official government guidelines and CDC recommendations, Harwood Cares is our plan to promote the importance of social distancing and safety throughout the District as it relates to COVID-19. Throughout the District's 19 city blocks of lobbies, elevators and restaurants, reminders of social distancing, cleanliness and safety protocols are in place as well as easily accessible hand sanitizing stations."

With respect to office occupiers, many companies will experience leasing issues due to COVID-19 in the coming months. However, small and mid-size companies which more often rent in class B and C properties may feel the impact more acutely, according to a report by Madison Marquette.

But Harwood's health protocols seem to be making a difference. The property is getting a new office tenant, Dallas-based multifamily firm, LURIN, which will relocate its offices to more than 13,000 rentable square feet at Harwood No. 10. LURIN's 17th floor sky terraces will have interactive greenspace.

"As LURIN continues to push further into the modern digital workplace, we needed a space that encourages collaboration while providing cutting-edge facilities and employee-oriented amenities," said Jon P. Venetos, chief executive officer and founder at LURIN.

Robbie Baty and Travis Boothe of Cushman & Wakefield negotiated the lease with Kelly Whaley and Hannah Waidmann of Harwood International. Harwood No. 10 is now more than 85% leased.

The class-A office tower was designed by HDF and features 22 floors totaling 220,548 rentable square feet of office and more than 14,000 rentable square feet of retail and restaurant space called La Rue Perdue.

In fact, the ninth HHG restaurant concept, Harwood Arms Pub, will open soon on the ground level of Harwood No. 10. Additional amenities include a fitness center, squash court and golf simulator.

The Harwood District has earned a Walk Score of 92, and recently opened a direct connection to the 3.5-mile Katy Trail for its tenants, residents and visitors. New additions are Bleu Ciel, a 33-story condominium tower designed by Paris-based Jean-Michel Wilmotte and Dallas-based HDF, and the new Rolex Building designed by Tokyo-based Kengo Kuma and HDF. Harwood Hospitality Group, HI's hospitality division, has poured the 19th level of its 22-story boutique hotel within the District.

In Uptown, Presidium Group LLC has expanded its headquarters to 11,317 rentable square feet in Harwood's Citymark on the Katy Trail.
