Multifamily Leasing Starts for Coral Gables Life Time Development

Life Time, a top athletic resort brand, combines residential, wellness and co-working space at a 1.2 million-square-foot project.

Apartment pre-leasing has started at a giant new development in Coral Gables with a wellness and athletic resort, as well as co-working space.

Life Time Inc., an athletic resort brand with locations in the United States and Canada, expanded into residential development with the goal of integrating where people live, work and stay fit.

Its 1.2 million-square-foot Life Time Coral Gables Healthy Way of Life incorporates all three aspects at 225 S. Dixie Highway between Grand Avenue and Douglas Road.

Minnesota-based Life Time partnered with real estate investor Nolan Reynolds International, or NRI, with offices in Coral Gables and Minnesota, on the $500 million venture.

The 14-story Life Time Luxury Residences has 495 units with 38 floor plans. Unit sizes range from 436-square-foot studios to 2,252-square-foot penthouses. Rents range from $2,000 to $8,000 a month.

Amenities include granite kitchen countertops, stainless steel appliances, smart thermostats and locks, wood plank floors, blackout bedroom shades, in-unit washers and dryers and a parking space. There also is a pool with cabanas, dog park, package lockers and 24-hour concierge.

Residents also will have the 70,000-square-foot Diamond Life Time health club offering over 100 classes weekly, including yoga and cycling, as well as cardio and strength-training equipment for individual use.

There also will be quiet wellness sanctuaries, and a Life Time nutritionist who can help create custom meal plans. Residents will be able to order meals from the LifeCafe through an app. A team will help renters schedule home workouts and LifeSpa appointments.

Tenants will get a membership with access to all Life Time clubs. There is a Life Time Boca Raton club at 1499  Yamato Rd., and a Palm Beach Gardens location at 11825 Lake Victoria Gardens Ave. is to open in 2022, according to the company website.

The 22,000-square-foot shared-office space will offer monthly membership.

The project is next to the upscale outdoor Shops at Merrick Park and a short drive from downtown Coral Gables and Coconut Grove.

The entire complex is to open in February when residents begin moving in.

Bahram Akradi, the Life Time chairman and CEO who founded the company in 1992, explained the brand.

β€œFor nearly 30 years, Life Time has committed to helping our members have a more fulfilling life, and this new concept, partnership with NRI, combines how we move, work and live into one comprehensive idea we simply call Healthy Way of Life,” Akradi said in a news release.
