North Wells Capital Launches Campaign Targeting Safe Office Return

The company’s new office, Verso, and two other nearby development projects are designed with the health and wellness of tenants at the forefront.

CHICAGO—North Wells Capital, the investment management affiliate of Chicago-based Urban Innovations Ltd., and leasing partner JLL, have launched a campaign “Building for a Better Tomorrow” aimed at companies eyeing a safe return to the office in 2021. By the end of this year, North Wells Capital will have completed construction at 306 West Erie, an office building in the thriving River North neighborhood.

This building and two nearby development projects, 311 W. Huron and 320 W. Huron, known collectively as Verso, have been designed with the health and wellness of tenants at the forefront to facilitate the safe return to the office in any environment. The structure, function, and technology of these buildings will support each tenant’s ability to better control their environment.  Between a combination of walkable stairwells, ample parking, touchless technology, access to fresh-air areas incorporated within the building, an HVAC system designed to maximize tenant control, the utilization of a DOAS system for isolated air per tenant, individual tenant VRF systems, Energy Recover Ventilators, and elevated filtration protocols, Verso will instill tenant confidence and help facilitate a safe return to the office.

Urban Innovations is the Property Management company for the Verso portfolio.  In November 2019, the firm began a renovation and expansion of 306 West Erie that doubled the building’s size and added modernized amenities, including a sought-after rooftop terrace, as well as new lobby space, elevators, restrooms, and upgraded mechanical systems. The other buildings in the collection are planned for development over the next few years.
