Media Company Renews Long-Term Lease in Manhattan
The lease renewal agreement follows ATCO Properties & Management’s recently completed, multi-million dollar capital improvement program at the office property.
NEW YORK CITY – Media company, Hot in Here Inc. has signed a seven-year lease renewal at ATCO Properties & Management’s 240 W. 35th St. office building in Manhattan.
The media company will continue to occupy 4,085 square feet on a portion of the building’s 12th floor.
ATCO Properties & Management recently competed a multi-million dollar capital improvement program at the 18-story, 165,000-square-foot office building. The project, which was finalized last year, comprised an elevator modernization, refinished main lobby, updated common corridors, lobbies and restrooms, and a complete façade and roof restoration.
ATCO brokerage services’ president, John Cinosky, alongside colleagues, Colin Godwin and Richard Farley, represented both the landlord and tenant in the lease transaction.
Led by principals, LaTaya Edwards and Vlad Lyubovny, Hot in Here Inc. serves as the owner of hip-hop and pop culture website, VladTV.com.

Located in the Garment District, the office building is additionally tenanted by Paris-based luxury goods company, Diptyque, nonprofit organization, the Citizens Budget Commission, fashion and eyewear designer, Thom Browne, fashion designer, Jason Wu, theatrical production company, the New Group and technology company, Fidelus Technology. The property’s ground floor space is occupied by the Latin-American restaurant, Café Nunez and the Irish pub, Jack Doyle’s.
The property currently has 15,884 square feet of space available for lease. The building’s asking rents are $56 per square foot.
