More Tenants Gravitate to Frisco Station

The Offices District has recorded considerable demand amid the COVID-19 pandemic, Chris McCluskey of VanTrust Real Estate says, and with the addition of MTX Group Inc., The Offices Two at Frisco Station is 90% leased.

DALLAS—MTX Group Inc. is one of the latest tenants to be added at The Offices Two at Frisco Station, a 210,000-square-foot class-A speculative office building, according to VanTrust Real Estate LLC, office developer at Frisco Station. With the addition of MTX Group Inc., The Offices Two at Frisco Station is 90% leased.

Located at the northwest quadrant of the Dallas North Tollway and Warren Parkway, the building is the second of five planned office buildings for the office district at Frisco Station, a 242-acre mixed-use development.

“Creating high-paying tech jobs in Texas is one of the top priorities,” said Das Nobel, founder and CEO of MTX Group. “Frisco Station brings us premier access to the North Texas workforce as well as everything the North Platinum Corridor has to offer.”

MTX Group, a digital transformation services company for the private, education and government sectors, will lease more than 20,000 square feet of office space at The Offices Two. MTX Group plans to move in in the first half of 2021.

Frisco Station is home to a planned 5 million square feet of office space, which will eventually employ 15,000 business professionals. The Offices Two at Frisco Station, completed in early 2020, is a mid-rise office tower with structured parking, a fitness center, conference center and tenant lounge.

Beyond The Offices Two’s featured amenities, Frisco Station offers acres of a programmed park system that enables a flexible work environment. With AT&T’s 5G throughout, the green space reduces latency and provides high-speed connections and reliability, which is a rarity in outdoor environments. Building residents can safely utilize both indoor and outdoor workspaces, resulting in increased productivity.

Additionally, Frisco Station is adjacent to the Dallas Cowboys’ world headquarters and within walking distance to more than 50 retail, restaurant and entertainment options at The Star.

The next addition to Frisco Station’s office district, The Offices Three at Frisco Station, will offer 210,000 square feet of office space to the development and is slated for completion in April of 2021. It has already begun pre-leasing.

Dallas-Fort Worth is a leading metro in various rankings of office occupancy and return to workplaces. Asking rents remain unchanged in most properties on a direct basis, although some submarkets have recorded average rent movement due to sublease availability, according to a Transwestern report.
