JLL Launches Acumen in the Americas

The data-driven tool is designed to provide real-time insights about properties.

 JLL’s Property Management Group is launching Acumen in the Americas. It is an analytics and reporting tool that provides real-time insights about properties.

JLL initially launched Acumen in its Asia Pacific region in 2015. The platform now has more than 1,165 users. JLL says increasing demand for data because of the pandemic accelerated efforts to make Acumen available for users in the Americas.

“It’s something that we’ve always wanted to do,” says Mark Zettl, president of JLL’s Property Management Group, tells GlobeSt.com. “Just getting it right has been the focus to make sure we have a dynamic product out there.”

With sanitization and other practices increasing costs during the pandemic, Zettl says Acumen can help managers better understand their expenses. “You’ve got different things going on at your property, and this is the kind of data and the kind of information you need in real-time to make good decisions,” he says.

JLL plans a full rollout in Q2 2021, though it is already being introduced in some markets. JLL will start with office properties and then move to retail and industrial assets.

“So all of our properties are going to be up and running,” Zettl says. “Now it just becomes a function of change management and keeping that training and momentum going forward.”

Acumen provides insights around five key features: executive summary, financials, tenancy management, retail and scorecards and alerts.

“Literally, you can take your portfolio, and you can benchmark all of your expenses,” Zettl says. “So if you’re a client and you have multiple properties with us, you can take all your properties and look at all your data. You can benchmark them against one against the other. You can look at them on a per-square-foot basis.”

Acumen is accessible from multiple devices, including mobile, and can also extract data from various platforms, like those from MRI Software or Yardi. 

“In a very data-driven world, you can extract any information that you need,” Zettl says. “It’s perfectly customizable. You can look at all the information in real-time, particularly around your costs and your expenses. So it becomes very actionable very quickly.”
