Approval Secured to Expand Emeryville Innovation Campus

BioMed Realty expands its development plans for the 12-acre campus, which will comprise 910,000 square feet of new class A, lab and office space.

EMERYVILLE, CA – BioMed Realty has secured development approval from the city of Emeryville, CA to expand its 12-acre Emeryville Center of Innovation campus.

The plans for the campus consist of 910,000 square feet of new class A, lab and office space, as well as three acres of public green space.

The campus’ initial phase encompasses 265,000 square feet of space and is scheduled to break ground in 2022.

The site was previously occupied by life science companies which conducted research that directly led to two Nobel Prize awards in Chemistry and in Medicine. Through the campus, BioMed Realty aims to support continued innovation and advance the city’s R&D legacy.

“We believe the Emeryville Center of Innovation campus is one of the most compelling destinations for the next generation of life science and technology companies in the Bay Area,” says Salil Payappilly, VP of BioMed Realty. “We are proud of our work to develop mission-critical buildings and ecosystems that accelerate innovation. We are grateful for our partnership with the City of Emeryville to develop purpose-built lab research facilities that support the growth of the industry and help our business partners attract and retain talent.”

“The impact of the Emeryville Center of Innovation within our community is significant,” states Emeryville Mayor, Dianne Martinez. “This is a legacy project that was first envisioned by our city’s leadership in 1995. BioMed Realty is a global leader in developing life science commercial real estate and this investment will honor Emeryville’s long history of scientific discovery.”

Martinez adds, “This campus will lead to jobs and create a positive economic impact for our region. The vital research and development that will be done here will lead to positive outcomes around the world.”

In 2019, one of Emeryville’s largest employers, Zymergen Inc. fully-leased the existing research building on campus to expand its operations and serve as its new corporate headquarters. BioMed Realty plans to invest significant capital to transform the 303,000-square-foot asset into an updated, class A facility. The renovation is expected to be complete in early 2023.

The campus is located near Emerville’s Bay Street shopping area, the Public Market and various retail, hospitality and entertainment amenities.
