Tribeca is experiencing a shift in demographics skewing younger due to pandemic-related residential moves and this change is having an impact on the neighborhood’s status as a dining destination. 

Brokers from Newmark Retail, which just signed a 4,388-square-foot long-term lease for contemporary Mexican restaurant, Fonda at 139 Duane St., report that they are seeing a lot of interest from notable food and beverage purveyors looking to Tribeca as a dining destination.  “The neighborhood offers several second-generation spaces for restaurateurs,” said

Newmark Managing Director Andrew Stern, who along with Associate Mai Shachi represented the landlord, Madison Realty, in the transaction.  

The new space will be located on the north block between West Broadway and Church Street and marks the purveyor’s third location in the city. The lease spans over 2,392 square feet on the ground floor and 2,096 square feet on the lower level and offers 25’ of frontage along Duane Street.

 The address was once home to the well-known Tribeca staple Blaue Gans and most recently housed the restaurant Savida. Fonda has hired award-winning architect Enrique Norten of Ten Arquitectos to design the restaurant interiors. 

 “We had several offers for the space, but we connected with Roberto from Fonda, and he believed in our shared vision for creating a neighborhood destination is what’s necessary to be successful in Tribeca,” Vivian Nakash of Madison Realty said in prepared remarks.
