NYC Adaptive Reuse Medical Center Nears Completion

Sovereign Medical Group Center plans to launch full operations at the transformed, state-of-the-art ambulatory surgery center in Manhattan this fall.

NEW YORK, NY – New York City-based construction company, Eastman Cooke & Associates is developing an adaptive reuse project at 438 W. 51st St. in Manhattan for the multi-practice community healthcare system, Sovereign Medical Group.

The company is transforming the 28,700-square-foot space, located between 9th Ave. and 10th Ave., into a state-of-the-art ambulatory surgery center.

For the core-and-shell conversion of the former five-story warehouse, Eastman Cooke & Associates completed a three-story roof extension, vital operating system upgrades and a complete installation of the infrastructure systems.

The firm worked in collaboration with architecture and interior design firm, Stonehill Taylor in order to preserve the original façade and brickwork of the circa 1905 warehouse.

For the project, Eastman Cooke & Associates expanded the building below-grade by chiseling through bedrock while extending the upper levels three stories higher. The company joined new structural steel to the cast iron beams that were holding up the building. New sewer and water services were also implemented at the property.

“This has been one of the most rewarding, as well as most challenging projects we’ve had in years, starting with the scope of the construction on a narrow, densely populated block,” says Peter Morandi, CEO of Eastman Cooke & Associates. “In addition to extensive infrastructure upgrades, the façade work required artisan-skill levels because we were reconstructing a landmark building, albeit long-abandoned.”

As part of the adaptive reuse project, the company coordinated with subcontractors and government agencies to rig a generator, nine chillers, two hospital-grade RTU units and provide infrastructure to support all to the roof.

Upon completion, the property will feature a reception area, examination and diagnostic areas, pre- and post-surgical rooms, four state-of-the-art operating rooms and a full on-site equipment sterilization.

Eastman Cooke & Associates has completed the exterior and infrastructure work, and the firm is nearing completion on the interior build-out.

Sovereign Medical Group Center has launched many of its services at the property, with full operations anticipated for this fall.
