JV Completes Durham Life Science Office Asset

Trinity Capital Advisors and SLI Capital have completed construction on the class A, 202,000-SF building, which will anchor the mixed-use development, Venable Center.

DURHAM, NC – Partners, Trinity Capital Advisors and SLI Capital have completed an eight-story, 202,000-square-foot life science and office building in Durham, NC. The asset anchors the mixed-use development, Venable Center.

The newly-constructed, modern, class A workspace, the Roxboro, offers features for life science tenants, such as high floor-to-floor heights, space for mechanical equipment, ample exhaust capacity and dedicated back-up power. The building, designed by Duda Paine Architects, offers amenities including a 1,000-square-foot sky deck lounge, a connecting 1,200-square-foot meeting space and a state-of-the-art fitness center.

The Roxboro additionally features card readers at all entry points and elevators, restroom foot-pulls, auto-flush, UV cleaners, elevators ionization units and a building air purification system, in effort to prioritize the health and wellness of tenants.

The Roxboro serves as the feature building at the Venable Center, which will include 221 luxury apartments and ground level retail space.

The partnership has additionally completed a 792-spot parking garage, which will accommodate the Roxboro’s office tenants, as well as Venable Durham apartment tenants and future retail.

Venable Durham apartments will feature studio, one-bedroom and two-bedroom floorplans, an indoor/outdoor work-from-home center, multiple courtyards and a rooftop lounge and pool. The apartment building is designed by JDAVIS Architects, constructed by Clancy and Theys General Contractors and managed by Kane Residential. The luxury multifamily is slated for completion in early summer of this year.
