Lincoln Property Co. and FCP to Develop Life Science Campus

The partnership plans to construct a 450,000-square-foot, four-building campus near Boulder, CO.

BOULDER, CO – Lincoln Property Co. and FCP plan to develop a 450,000-square-foot, life sciences campus in Broomfield, CO, which is located halfway between Boulder, CO and Denver, CO.

Located at 235 Interlocken Blvd., the development, CoRE (Colorado Research Exchange) will span across four buildings.

Three of the properties will consist of four- to five-story tenant buildings, which will range from 110,000 square feet to nearly 200,000 square feet. The fourth property will total 15,690 square feet and will serve as an amenity center, which will offer a fitness center, locker rooms, bike storage, a tenant lounge, an outdoor terrace, a state-of-the-art conference/training facility and a food market.

The partnership intends for the development to serve as an ecosystem that can accommodate a variety of life science and technology users. Designed by lab space designer HKS Architects, the campus will feature modern buildings with class A amenities and flexible space for various lab, research & development, and light manufacturing uses, as well as all types of office uses.

The campus will feature outdoor balconies, as well as surface and covered parking options. The buildings’ floorplates will range from 25,000 square feet to 40,000 square feet and will feature 14-foot to 18-foot ceiling heights. Each property will offer loading docks, enhanced floor loading, structural design to minimize vibration, and will be able to accommodate specialized HVAC systems and emergency back-up power.

“Our purpose-built campus will include tenant spaces designed specifically to accommodate lab/life science or tech uses,” says Scott Caldwell, SVP of Lincoln Property Co. “Companies won’t need to rehabilitate or convert old office or industrial space; these facilities will be on the cutting edge of critical environments for a broad range of uses.”

Construction on the campus will commence in Fall of 2022, with an expected delivery date in early 2024.

The growing demand for life science space in the Broomfield, CO area has reached more than 1.4 million square feet. Situated along U.S. 36, the city’s proximity to both Boulder and Denver have made it a sought-after development area.

Lincoln Property Co. will work with CBRE’s Chris Phenicie, Erik Abrahamson and Blake Harris to market and lease the project.
