Prologis Doubles Down on Bay Area Life Science Campus

Tech layoffs aren't putting a damper on planning for new projects in South San Francisco.

Prologis is increasing its bet on life sciences campuses in the Bay Area, which along with Boston and San Diego is one of the largest markets in the US or life science and biotech facilities.

The San Francisco-based logistics giant has filed plans for a 550K SF life science campus near an approved site the company is developing for 600K SF campus, according to a report in the San Francisco Business Times.

Prologis will build the new campus, to feature offices and labs, at 101-150 and 170 Associated Road and 175 Sylvester Road.

The campus will include two glass-sheathed buildings of eight and 10 stories, as well as a nine-story parking garage. A 4.7-acre warehouse on the site will be demolished to make way for the new campus. The new campus also will be designed with several inlet terraces on the upper floors.

The application follows the entitlement last year of a nearby site at 100 East Grand Avenue in South San Francisco for the 600K SF campus. The first project originally was filed jointly with Alexandria, a real estate

Two parcels on Associated Road would be redeveloped as a 340,600-square-foot West Building; a larger parcel on Sylvester Road would house a 210K SF East Building and the garage. Landscaped plazas will connect both buildings.

Transit-orient development also is being earmarked for new life science campuses in the Bay Area. JLL Capital Markets announced this week that it has arranged a $310M construction loan for Avia Labs at Millbrae Station, a 315K SF development that plans to build the first all-electric life sciences campus in California.

JLL worked on behalf of the borrower, Longfellow Real Estate Partners, to secure the loan through Otera Capital. The campus is rising on a 2.1-acre site at 210 Adrian Rd. in Millbrae.

“The Bay Area remains one of the crucial global hubs for life science innovation within our international portfolio. As we continue to expand our presence in the region, we look forward to delivering ground-up projects that are built to accommodate the robust requirements of our tenants,” said Longfellow CEO Adam Sichol, in a statement.

Longfellow broke ground on Avia Labs on March. 1, 2023. On-site amenities at the project include a fitness center, a public café open, large conference spaces, bike storage, two levels of underground parking and a large terrace with city and mountain views.

The property is positioned on 2.1 acres at 210 Adrian Rd. in Millbrae in the North County submarket of the Mid-Peninsula. Avia Labs is adjacent to the Millbrae BART and CalTrain stations.

“Millbrae is the only transit station in the greater Bay Area where both BART and CalTrain come together in one station, providing an incredible opportunity for tenants to have public transit options to the East Bay, San Francisco, the Peninsula and Greater Silicon Valley, while being in the epicenter of one of the top life sciences markets in the world,” Jordan Angel, a JLL director, said in a statement Angel added.
