Finnish Building Construction Firm Plans Its First U.S. Factory

The 2.5 million square feet facility is intended to mass produce housing.

ADMARES, a company founded in Finland and which has technology for off-site building construction, is moving its headquarters to the U.S. and plans a 2.5 million square foot facility in Georgia.

The company’s technology “allows whole buildings to be mass-produced at a factory by assembly line workers without any need for traditional construction labor,” according to its website. That includes single-family homes, townhouses, and multifamily buildings.

ADMARES claims that its buildings are mold-free and termite-free with improved thermal, fire, and sound insulation. The resulting structures are built off-site and then delivered. They are carbon neutrally manufactured with less waste, greater efficiency, affordable, and digitally connected, the company says.

“We are digitalizing the entire lifecycle of our buildings by using a holistic digital twin that is connected from design, manufacturing, operation and through the entire lifecycle by providing a continuously enriched thread of data,” they say. “Our buildings are equipped with sensors, which allows us to collect data and provide analytic insight into their usage. This allows us to continuously improve the quality of the manufactured buildings and optimize their operational performance.”

The new facility in Georgia will involve a $750 million investment and create more than 1,400 jobs, with production expected to start in late 2025. Positions will include administration, management, engineering, and IT as well as logistics, assembly, robotics maintenance, and production.

It is expected to have an annual capacity of between 5,000 and 6,000 smart homes with a total of 8 to 10 million square feet, working in three shifts, 8 hours per shift, 250 working days a year. Aside from the factory workers, there won’t be any traditional construction labor.

With our advanced technology, we are adopting successful practices that are common in other advanced industries.”

The company’s technology has been used in building the five-floor Hilton RW Bimini with 269 standard hotel rooms and 14 garden suites, along with a restaurant, piano lounge, banquet and conference rooms, a roof terrace, gym, spa, beauty salon, nightclub, and kitchen facilities. ADMARES also constructed the Hotel With Sveavägen in Stockholm, with 106 guest rooms, 84 of which were constructed off-site as modules and 22 more rooms built on-site.
