Invesco and Legacy Partners have taken the first step in transforming the site of the former LA Chargers team headquarters in Costa Mesa into a residential development to be known as known Hive Live.
City officials have told the partners they can initiate the process of changing the zoning on part of the Hive, a 14.25-acre creative office and retail complex that includes the LA Chargers' Performance Facility, according to a report in the Orange County Register.
The developers are planning to demolish offices and the Chargers' headquarters facility at 3333 Susan Street to make way for more than 1,000 apartments.

The NFL franchise, which was an original American Football League team when it began in San Diego in 1960, moved to Los Angeles in 2017. Team officials decided to temporarily shift their training facility to the Hive while initiating a search for a permanent home.
At the end of 2021, the Chargers announced that they would build a new headquarters and training facility in El Segundo, a facility they were scheduled to move into by 2024.
The new LA Chargers complex is near the intersection of El Segundo Boulevard and Nash Street on a 14-acre site that was part of a campus operated by Raytheon Technologies Corp., a defense contractor.
Three five-story multifamily buildings are envisioned for the site. The campus will include 2,500 SF of ground-floor retail and three parking garages with space for 1,575 vehicles.
The project will be constructed in three phases, with each of the apartment buildings inspired by "human motivation," according to a presentation made earlier this month at a city council meeting.
The complex will include a building known as The Innovator, a modern structure aimed at tenants "who like to socialize," The Explorer, for "creative outdoorsy" types, and The Eco-Enthusiast, a building that will feature natural, sustainable elements for people who enjoy meditation and prioritize wellness, according to the newspaper report.
Each apartment unit in Hive Live will come with a private balcony of approximately 50 SF.
The Chargers new HQ is a futuristic glass-encased building that reflects the design cues of SoFi Stadium in the Inglewood neighborhood of Los Angeles, which is now shared by the Chargers and the Rams.
