A 2.2M SF transit-oriented development that plans to build up more than 1,200 homes on a 16-acre site next to the North Hollywood train station has been given a green light by the Los Angeles City Planning Commission.

According to plans submitted by Trammell Crow and its affiliate High Street Residential, the development, known as District NoHo, will be built on Metro-owned land in proximity to the intersection of Lankershim and Chandler Boulevards, according to a report in Urbanize Los Angeles.

The site currently is vacant or serving as a park-and-ride lot. The plans call for it to be subdivided into nine different blocks of mixed-use development.

Trammell Crow is planning to build 1,216 market-rate housing units; 311 affordable residential units; 60K SF of retail and up to 450K SF of office space. The plans currently call for 87K SF of parking; 750 of the 3,313 parking spaces will be reserved for Metro bus and rail passengers.

The development will feature about two acres of open public space in the form of three different plazas-including an area to be known as NoHo Square-a new entrance to the B Line subway on Lankershim and improvements to the G Line busway terminus.

According to the report, the project originally was conceived with four high-rise building as well as underground parking facilities. It was amended before the Planning Commission approval to relocate the underground parking into above-grade structures, which reduced the overall height profile for the development.

The approved plans call for three high-rise buildings, including a 20-story, 230-foot-tall residential tower with 420 units; a 23-story, 258-foot-tall building with 508 units; and a 21-story, 281-foot-tall office tower.

Trammell Crow is reserving 55 apartments for rent by moderate-income households, or those earning up to 120% of the area median income level, Urbanize LA 's report said.

District NoHo will be developed in phases over a 15-year period. Other plans for the District include an art gallery, a two-way Class IV bike trail as well as a series of historical plaques.

The project will require the approval of the full City Council.
