Qmerit to Work With JLL on EV Charging Stations

The growing need for charging will affect a range of CRE property types

Qmerit, which describes itself as a “provider of distributed workforce management solutions for EV charging and other energy transition technologies, simplifying electrification adoption for residential and business markets,” announced that it was working with JLL to install EV charging systems at JLL U.S. client properties.

Qmerit will be an exclusive supplier or one of multiple that JLL might use.

JLL says on its website that it will help clients “delineate key drivers for your specific EV charging investment and develop a clear description of how EV charging should work for your organization.” It notes that EV charging ports have nearly doubled in the last three years and that 88% of companies expect carbon emissions reduction to be part of their sustainability strategy by 2025.

The growing need for charging — whether consumer vehicles or commercial trucks and vans — will affect a range of CRE property types and operations, including retail, industrial, office, and residential.

As JLL notes, real estate is “playing catch-up.” As GlobeSt.com has previously reported, installation of charging stations is more involved than wheeling something in and putting it into place. The systems generally require enhanced power availability, permanent installation into a parking area, and communications back to enable metering, monitoring, and payment processing.

Some of the considerations include likely adoption rate of tenants or their customers, percentage of time that drivers might want to charge vehicles at the location, enough installations for surge demand, charger downtime and need for redundancy, and amount of space needed not just for a charger but to include room for the installation process.

JLL and its client companies will be able to use Qmerit’s commercial assessment system and network of electricians to do installations. Qmerit says this will provide a “customized, one-stop mode” for obtaining EV charging solutions.

“We lead our clients through the many infrastructure considerations for their EV investments and support them with finding the vendors and technology solutions that best suit their operations, sustainability goals, and broader business objectives,” Monique Vutla, head of Global Sustainability Product at JLL, said in prepared comments. “Our established relationships with leading vendors like Qmerit ensure we can deliver the best services and solutions to our clients.”

It is the last sentence, especially the phrase “vendors like,” that raises the question of how many other firms JLL might be working with.
