Nine states are home to the country’s most expensive zip codes, including 44 in New York, 28 in California and 15 in Florida, according to RentHop’s annual analysis of the most expensive rental markets in the United States. In 2024, Nevada and Texas joined the list of states with at least one of the nation’s 100 most expensive zip codes.
The most expensive city for renters in the United States is New York City, with 39 zip codes that fall within the most expensive list. These include zip codes in Manhattan, Brooklyn and Queens, as well as Tribeca and Battery Park City, both of which are in the top 10. Los Angeles is home to 11 of the most expensive zip codes, which is four fewer than last year. Boston is the third most expensive city with five zip codes on the list. Colorado had three, New Jersey two, and Connecticut, Nevada, and Texas each had one.
The most expensive rental zip code in the country this year is 33109 in Fisher Island, Florida, according to RentHop. The exclusive island with private amenities again tops the list with median one-bedroom rent of $20,000 and two-bedroom rent of $25,000.

Aspen, Colorado (81611), is the second most expensive zip code in the country. The popular ski and winter sports area commands $15,000 in rent for a two-bedroom unit and $7,250 for a one-bedroom unit.
Margate City, New Jersey (08402), is a popular beach town on the Jersey Shore with limited inventory. A one-bedroom unit rents for $6,900 and a two-bedroom unit rents for $12,000.
Another high-traffic spot for skiers, Snowmass Village, Colorado (81615), ranks as the fourth most expensive rental market for the second year in a row with median two-bedroom rent in the resort town of $9,750.
Zip code 10007 in New York is the fifth most expensive market in the country. This zip code includes the upscale neighborhood of Tribeca. Renters can expect to spend $6,080 monthly on a one-bedroom apartment in this area.
The sixth most expensive zip code in the country is also in New York. Rents in 10282, which includes Battery Park City, the southernmost tip of Manhattan, increased to $8,800 for a two-bedroom unit and $6,000 for a one-bedroom unit.
Los Angeles (90067) joined the top 10 list this year with a median two-bedroom rent of $8,500. Located near Beverly Hills and West L.A., the Century City neighborhood includes expensive properties that appeal to renters.
The Naples, Florida, zip code of 34103 comes in eighth with a median one-bedroom rent of $4,500. The limited coastal properties are in high demand, which puts upward pressure on prices.
Boston (02110) moved up four spots to ninth this year with one-bedroom rents of $3,700 and two-bedroom rents of $8,450. The zip code includes the Financial District and downtown area, which host many new construction buildings with higher rents.
The Naples, Florida, zip code of 34108 rounds out RentHop’s top 10 list. This waterfront area commands median rents of $8,200 for a two-bedroom unit.
