Amazon needs even more space, as it demands its employees return to the office full-time. The e-commerce giant has signed a lease with WeWork at 330 W. 34th St., according to a report from CoStar.

The deal will give Amazon 304,000 square feet of space in the Penn District, representing one of the largest office deals of the year in Manhattan. The property offers ground-floor amenities, social spaces, an outdoor patio, a storefront entrance, and a modernized lobby, according to building owner Vornado Realty Trust.

A WeWork spokesperson told CoStar that the property is located in “one of the city's most dynamic and rapidly evolving" commercial centers.

“This collaboration underscores our commitment to sustainable growth and meeting the diverse needs of our clients where they need us most," the spokesperson added.

The move expands on the two's past collaborations, as Amazon occupies other WeWork spaces and remains an enterprise member of the global co-working space provider. One of Amazon's offices at a WeWork site is located at 1440 Broadway.

Plus, Amazon is continuing to explore New York for opportunities. A little over a month ago, the New York Post reported that the Seattle-based firm was in talks to lease a property at 452 Fifth Ave in Manhattan. If completed, it would give the company another 350,000 square feet of space.

And Amazon might need all of it because the tech giant recently mandated that all 350,000 of its corporate workforce RTO five days a week. The new orders are set to take effect starting January 2, 2025.

Recently, some other major office deals have gone down in Manhattan. Last month, Ropes & Gray struck a massive 535,000-square-foot deal at 1285 Avenue of the Americas. Also, Blackstone had the largest Midtown deal in the third quarter with its more than one million square foot lease extension and expansion at 345 Park Avenue, according to a report from Newmark. Moreover, Verizon made the largest deal in Downtown Manhattan during the three months through September thanks to its 172,000-square-foot renewal.
