Amazon Fresh has canceled its plans to open a location in Farmingville, Long Island, New York on North Ocean Avenue, according to a report from Newsday.

That comes after the 35,053 square-foot property, owned by North Block Ventures LLC, which was originally set to welcome customers in 2023, got delayed over company-wide suspension of openings after wanting to make updates to the format of the store. Construction at the Farmingville location has been completed for nearly two years.

But Art Garritano, member of North Block, told Newsday that Amazon Fresh informed them it would not be moving into the building.

"It’s not perfect when you spend that many years and do all that work and spend all that time and money and the tenant just decides against it. It’s rather annoying," he said.

"It’s a great location with over 80,000 cars a day ... passing the intersection of North Ocean Avenue and Horseblock Road."

The recent closure comes months after Long Island welcomed two other Amazon Fresh locations — one at East Setauket and the other in Plainview. The Farmingville location would have marked the grocery retailer's fourth location in all of New York State. All of them open currently are located on Long Island.

Amazon Fresh continues to expand in the U.S., opening up 21 stores since June 2024. Overall, the retailer operates 62 locations in eight states.

As of late, high cap rates and expensive borrowing have led to a slowdown in net lease retail activity, a recent single-tenant report from Northmarq finds. Investment activity dropped to $2.44 billion in the fourth quarter, representing a 5.4 percent drop from the previous three months. The Northeast generated $456 million in volume, which trailed behind the Southeast's $604 million and the West's $580 million.
