WeWork continues to make deals with Amazon as the e-commerce giant looks for space to satisfy its return to office demand.

The coworking space provider confirmed the news that it has partnered with Amazon to sign a lease for 112,000 square feet of space at the 5 Manhattan West building, owned by Brookfield Properties. Amazon already occupies 360,000 square feet of space at the 16-story property, so the deal will give will now give it a total of 472,000 square feet to work with there.

The 5 Manhattan asset spans 1.6 million square feet in total. It went under redevelopment in 2017 after being originally built in 1969. Madison Square Garden and the Javits Convention Center are both within walking distance of the property.

The sublandlord was Interpublic Group of Companies, which was represented by JLL's Scott Panzer, Shannon Rzeznikiewicz, Robert Romano and Carlee Palmer. WeWork was represented by Cushman & Wakefield's Bruce Mosler, Anthony LoPresti, Theodora Livadiotis, David Mosler and Ethan Silverstein.

The move comes a couple of months after the two worked a deal to give Amazon 304,000 square feet of office space in the Penn District. That marked one of the largest office deals in Manhattan in 2024.

Amazon is currently looking for more office space after it announced last fall that it planned to require all 350,000 corporate employees to return to the office five days per week. However, the plans have hit a speed bump because the company does not have enough workspace to house them all just yet, according to a report from Business Insider.

The Chelsea lease appears to be a part of the Seattle-based firm's plan to meet its full-time RTO demands. Last month, Amazon signed a deal to secure 50,333-square-foot office space in Miami's Wynwood Plaza. That marked the largest office space deal ever signed in Wynwood.

Also, Amazon has continued to eye New York for other opportunities. The New York Post reported that the company was in talks to lease a property at 452 Fifth Ave in Manhattan in the fall. If completed, it would give the company another 350,000 square feet of space.
