Overall, the industrial fundamentals in Fox Valley, Wisconsin look stable. This is especially true with vacancies, as the rate dropped by six basis points to 4.05 percent in the fourth quarter versus the previous three-month period, according to a report from Colliers.
Two submarkets, in particular, are struggling to occupy space. That's Winnebago County and Calumet County, which held vacancy rates of 9.33 percent and 8.12 percent respectively.
This includes "1,124,241 square feet of vacant space at 249 N Lake Street in Winnebago County," said Colliers, adding that it continues to "inflate vacancy and availability figures" in Fox Valley.

It also doesn't bode well for landlords that nearly 828,000 square feet of industrial product was under construction during the last three months of the year.
However, absorption in the fourth quarter was positive for the first time in 2024, at 73,406 square feet. In the first nine months of the year, negative absorption totaled nearly -2.1 million square feet.
As far as the top recent leasing deals, an unknown tenant signed for 55,000 square feet of space at 975-999 Lombardi Ave in Green Bay. That was followed by Crown Equipment Corp.'s 39,155 square feet in Appleton, and another unknown tenant, which took 38,830 square feet of space in Oshkosh.
The top three acquisitions were made by Valley Express, LLC (550,000 square foot property in Menasha), August Winter & Sons, LLC (247,657 square foot asset in Appleton), and Albert Bleser (107,400 square feet in Oshkosh).
It's also important to note that Capitol Warehousing will be moving into a 550,000-square-foot building in the second quarter in Winnebago. That could help bring down the vacancy rate in the Fox Valley in 2025.
