Habitat, a two-building, net-zero mixed-use development in Los Angeles from Lendlease that features 253,000 square feet of creative office space, is set to open in early 2026.

The property also has 260 multifamily units and 2,900 square feet of retail and restaurant space.

The property is adjacent to the Culver City submarket, which caters to the area's active entertainment, technology and media businesses.

It fits the “Techtainment” office concept and emphasizes tenant health and wellness through its net-zero ambition and other features.

Ryan Burton, director of development and senior vice president, Lendlease, said his firm was drawn to this location because it is where Culver City meets the heart of LA, placing residents, employees and visitors within easy reach of all of this city’s great amenities and destinations.

“The Culver City submarket serves several entertainment, technology, and media businesses, and we knew that a best-in-class creative office building would be attractive to these and other 'techtainment' firms,” he told GlobeSt.com.

Habitat’s 50,000-square-foot floor plates stand 14 feet, floor-to-floor, providing abundant natural light and terraces that allow tenants to enjoy the outdoors and views of the campus’ interspersed parks and plaza.

The design’s flow accentuates biophilic elements, such as folding glass walls on the outdoor terraces, enhancing the indoor-outdoor connection and expanding the usable meeting and gathering spaces.

Lendlease aims to achieve LEED Gold for Habitat’s residential building and strives to make the commercial building the first new-construction creative office development in LA to achieve LEED Platinum.

While delivering those credentials and a net-zero status can present financial, technological, and regulatory challenges, Lendlease has global expertise in building sustainable and resilient projects, according to Burton.

“One approach we took with Habitat was prioritizing lower-carbon concrete and other construction materials,” he noted. “The all-electric design helps mitigate the use of fossil fuels, while more than 200 on-site solar panels generate power for the property.

Habitat integrates with the adjacent La Cienega/Jefferson Metro Stop, Expo Bike Path and surrounding walkable neighborhoods to encourage low-carbon transportation. Additional transportation options include 193 dedicated electric vehicle parking stations and 222 secured bike parking spaces.

A ‘Healthy’ Building

Health and wellness benefits are a crucial aspect of the property’s reputation.

“Both have become key considerations in real estate across multiple sectors, primarily driven by end users,” Burton said. “This has led to the inclusion of more biophilic design elements and wellness-driven amenities in many multifamily and office projects.”

With direct access to the Expo Bike Path and its location in a multi-modal, walkable neighborhood, Habitat integrates an acre of open space into its design, supporting healthy modes of travel and opportunities for quiet reflection and mental wellness.

Residents will enjoy amenities like a fitness center, a yoga studio, and a pool, while office tenants will benefit from abundant natural light, expansive terraces, and end-of-trip bike facilities.

Both Habitat's residential and commercial buildings incorporate biophilic design elements that blur the line between indoors and out. Terraced setbacks and smooth, rounded corners mirror the hillside terrain, complemented by interiors that use wood, stone and tile to capture the essence of the Southern California landscape.

To enhance their connection to the outdoors, select Habitat offices feature private terraces with folding glass walls by NanaWall, while 95% of residential units offer balconies or oversized terraces.
