As residential housing soars in several US markets, multifamily developers, owners, and investors must quickly adapt to meet the changing needs of residents. Quantum Fiber senior account managers, Eric Spies and Brandon Luke, breakdown trending opportunities in the markets they serve.

In Phoenix, the market continues to grow in all the vertical sectors, though multifamily is slowing, according to Eric Spies, a Quantum Fiber senior account manager for Maricopa County in Arizona. Meanwhile, Brandon Luke, a Quantum Fiber senior account manager for Seattle/Tacoma, says that the area's housing needs are shifting, especially with a new light rail project connecting the city to neighboring markets.

For multifamily developers, owners, and investors, these growth markets provide plenty of opportunities, but also a need for flexibility. The right internet service provider (ISP) can play a crucial role in capitalizing on these trends.

Phoenix Housing Growth Heats Up, Fiber Responds

In Phoenix, technology jobs continue to fuel housing growth and developments are spreading outwards from the city core. Spies says the vertical growth is mainly concentrated in single-family homes, build-to-rent and multifamily – though the latter is slowing down slightly.

“Multifamily housing properties are fairly built-out in Phoenix, but the surrounding county is enormous, and developers are focusing on affordable housing and opportunity zones,” says Spies. He notes that ISPs must be flexible and affordable with agreement terms for developers and multifamily owners.
“Our job is to work with our partners to offer custom fiber solutions for new and existing communities on an internet infrastructure that is scalable to meet future demands for WiFi and connected smart devices,” notes Spies.

Spies says that residents moving to Arizona are attracted to more square footage and affordability relative to other markets. To meet these growing needs, Quantum Fiber is extending underground fiber to allow for new development growth, as well as office and mall conversions to residential housing and existing property upgrades.

Seattle-Tacoma Housing Shifts to Quicker Downtown Access, Requiring New Fiber Solutions

In Seattle and neighboring Tacoma, different housing trends are emerging, according to Luke.

“In Seattle, people still want to be near or have easy access to downtown and are still giving up square footage for location. One of the primary drivers is the new light rail project, which will span from north of Seattle down to Tacoma. This project has attracted many developers who are following the light rail stops and incorporating mixed-use developments, including standard housing and affordable housing,” Luke explains.

“And in the last five years, it’s shifted from luxury living to standard living needs,” says Luke. A similar evolution is happening in Tacoma where downtown buildings are being converted into residential housing. “It also remains to be seen how housing will evolve as the light rail expansion connects these cities,” says Luke.

These changes from luxury to standard living haven’t diminished residents’ desire for premium internet service as an included amenity. Savvy property owners may already be implementing fiber retrofits and fiber upgrades to existing and converted residential properties.

Working-from-home and return-to-office continues to be a tug of war, but demand for bandwidth, speed, and reliability continue to soar. ISPs must still provide stable, fast internet, whether it be for remote or hybrid work, as well as streaming, gaming, and connecting to “smart” appliances.

Both Spies and Luke concur that a fiber network is as important as any other infrastructure for property developers.

“Work with your ISP and make the network ready and adaptable for the future, while increasing the value of your asset,” summarizes Spies.
