VIRGINIA BEACH, VA—Two locally-based REITs, Wheeler Real Estate Investment Trust and Armada Hoffler Properties, have increased their portfolios with local retail real estate acquisitions.

MAYNARD, MA—IT firm Stratus Technologies is relocating its corporate headquarters to more than 100,000 square feet of space at the former Clock Tower Place development here now called Mill & Main.

NEW YORK CITY—A total of approximately 134,000 square feet of office space at a duo of neighboring buildings are being marketed for lease.

BOSTON—The ownership of the Charles River Plaza North project here has secured a total of $345 million in first mortgage and mezzanine financing for the office, research and development complex whose sole tenant is Massachusetts General Hospital.

WASHINGTON, DC—In a deal that points to the intense investment interest in residential real estate in the DC area and particularly in the Glover Park neighborhood, Madison Investments has purchased a boutique apartment property and plans to convert it into a condominium.

NEW YORK CITY—An office penthouse at 99 Hudson St. has changed hands in a $48-milion deal. The seller realized a gain of $23 million on its three-year-old investment at the Tribeca property when including purchase, renovation and re-leasing costs.

BOSTON—While their figures did not agree in all cases, brokerage firms DTZ and Transwestern |RBJ concur that office and R&D availabilities in Greater Boston are extremely tight. In fact, the two commercial real estate firms both say that commercial real estate space absorption has not been this good in 15 years.

HERNDON, VA—Virginia's effort to convince Melbourne, FL-based defense contractor Harris Corp.to move here yielded only partial success. The company announced on Friday that it would locate its new critical networks segment in Herndon, but will not move its corporate headquarters from the State of Florida.
