SOLANA BEACH, CA—With RAF Pacifica Group's acquisition of the40,000-square-foot former Cedros Gardens land parcel hereand new retailers entering South Cedros St., the area is undergoing arevitalization it hasn't seen in decades, the firm's founder andprincipal Adam Robinson tells GlobeSt.com. The San Diego-basedcommercial real estate investor and developeracquired the parcel for a total consideration of $5.5 million froma private owner and plans to develop a 26,000-square-foot mixed-useproject on the parcel integrating high-end restaurants,ground-floor retail, office andmultifamily.
The land is fully entitled for development and is locatedwithin the rapidly growing Cedros Design District, anopen-air retail center featuring 85 boutique shops and restaurants.The planned development, which will break ground this year with anestimated completion date in 2018, will include 3,200 square feetof high-end restaurant space, 5,000 square feet of ground-floorretail, 8,000 square feet of office and eight multifamily units allwithin a walkable, centrally located urban setting. Robinson says,“This project exemplifies the type of high-quality, coastalmixed-use projects we are looking to build and hold long term. Thedemand for highly walkable communities, coupled with a trend towardurbanization, is driving the creation of fully integrated,amenity-rich environments that offer a live/work/playexperience and foster a sense of community.”
