BETHESDA, MD—Washington lost another tenant to the suburbs now that Opnet Technologies Inc. has signed a 10-year lease for 60,466sf at 7255 Woodmont Ave. here. The software company is leaving the Intelsat building to occupy a new property under construction by Federal Realty Investment Trust, which is making it part of its “Bethesda Row” project. Opnet will move into the building this December.

Amenities like shopping and restaurants reportedly attracted Opnet to Downtown Bethesda, one of the priciest office markets in the Washington area. Rents for new space in the submarket check in at up to $38 per foot. The lease marks a small coup for locally based FRIT, a company that specializes in mixed-use urban developments with lots of appeal for companies looking to move into vibrant neighborhoods.
