The 30-month construction project will begin no earlier thannine months from now, says Ben Jacobs, JBG principal. Thedevelopers don't plan to build on spec.
In the meantime, they believe there is a reasonable chance ofsignificant pre-leasing. The Rosslyn-Ballston corridor alongArlington's Orange Line Metro stations has traditionally attractedprofessional services, and in the past year, it has drawn greatinterest from high-technology firms looking for urban settings andfewer commuting problems. JBG has also started construction on a335,000-sf project a block away from Waterview at 1801 N. Lynn St.,which is wired with advanced Internet and telecommunicationsaccess.
Waterview's architects include James Ingo Freed of Pei CobbFreed & Partners and DMJM.
