The Benecia, CA-based real estate company expects to investupwards to $1.3 million to make improvements to the building, whichfeatures a 30-foot high ceiling. Improvements include the additionof a 10,000-sf second floor, and installation of new windows anddoors on the ground level to create individual spaces for uses suchas retail shop and service firm offices.

Tyris is hoping to attract users in need of office, warehouse,high-tech manufacturing, R&D, wholesaling or showroom space.Renovation work may begin as early as September. The building couldbe for occupancy by January.

Colliers International and Grubb & Ellis brokered the saleand are handling leasing. Monthly rents are expected to begin atabout $1.25 a square foot, triple net.
