Nestucca Ridge Development wants to expand its Pacific City hotel with an oceanfront addition on a commercially-zoned dune that overlooks Haystack Rock, a state landmark. If, however, someone wants to purchase the property to preserve it, the company is willing to listen to a fair market offer.

The property, zoned commercial for 30 years, sits across the street from the existing hotel, on the oceanside of a lot Nestucca Ridge owners Mary Jones and Jeff Schons definately plan to develop as phase two of their hotel. Phase two, a 42-room addition to the hotel across the street, was approved at the time the existing hotel was approved in the mid 1990s.

This June, however, Jones and Schons applied to amend their phase two permit. The proposal is to shrink the number of rooms in phase two to 23 rooms and add a pool and meeting room instead, as well as add 30-rooms on the dune itself as a third phase.

The State Parks and Recreation Department, which owns nearby Cape Kiwanda State Park, and the Department of Land Conservation and Development, are not opposing the project. A preliminary decision is expected from the county planning commission in September, after which is would go in front of the county council for a final decision.

However, Jones tells she is open to pulling the proposal and selling the two-acre dune lot – a preference local residents have expressed at public hearings – if the Trust for Public Land is willing to pay a fair market price for the property.

A similar sale was discussed back in 1996, but nothing ever came of it, Jones told GlobeSt.. An appraisal is currently underway, she said, and a decision one way or the other is expected prior to the planning commission decision this fall.
