Denver-based Point Comfort Development LLC is paying nearly $1.7 million for a 40-unit apartment complex in northwest Denver.

”At $41,875 per unit, this sale is indicative of a demand for apartment buildings in the Denver area,” says Jerry Thompson, a broker with Coldwell Banker Commercial Spectrum, who is handling. “Record prices are being paid by buyers and rents are increasing for apartment units due to the vacancy rate staying right around 5%.”

The Bella Vista Apartments, 1101 W. 69th Ave., were built in 1972. According to county records, the property is selling for almost double its assessed valuation of $955,521.
