The building is located in Zydeco Development Inc.'s 193-acreMet Center project. Zydeco will complete the building shell laterthis year, and ERCOT will finish out the space and move in by earlynext year. According to officials, ERCOT is one of nearly a dozenregional reliability councils in North America that could be calledupon to regulate most of Texas' power in the event of an emergency.The nonprofit organization's members include retail consumers,electric utilities, rural electric co-ops and independent powerproducers.

One of the reasons ERCOT selected Met Center was to be nearAustin-Bergstrom International Airport, making it easier formembers to travel to meetings, brokers say. Zydeco Developmentoriginally intended to lease the 45,000-sf structure to a mixtureof smaller tenants, but instead inked deal with ERCOT.
