Austin real estate firm Hill Partners has purchased the76,213-sf 8610 Shoal Creek and the 52,116-sf Shoal Creek Westbuilding at 8712 Shoal Creek Blvd. In another transaction, apartnership of investors led by Michael Powers of the MadisonCommercial Group has purchased One Cameron Place, a 122,288-sfoffice complex at 7901 Cameron Rd.

Randall Beaman of the DuPont Group Inc. marketed the properties'sales and negotiated the deals on behalf of the sellers. Thesellers were different partnerships directed by Provident RealtyAdvisors of Dallas.

"The sales show the real estate market is very strong and isgetting stronger," says Beaman.The buildings' selling prices arebeing kept under wraps. However, 8610 Shoal Creek and Shoal CreekWest hit the market with a combined asking price of $12 millionwhile One Cameron Place was being marketed with an $11 millionasking price. One Cameron Place and Shoal Creek West were built inthe mid-1980s, with 8610 Shoal Creek predating those by nearly adecade.
