Availability rates went down and have generally softened thisquarter buthave remained flat over the last year. Lease and saleactivity isincreasing, while construction activity remains stable.Average asking leaserates for the market overall have increasedslightly this quarter,contributing to an annual rent deflation overthe last 12 months of 12%. The prognosis for the market in thenear-term is good, given the job growthforecast relative to currentand pending supply.

Oakland County continues to be active. There are still userslooking todevelop in the county, such as the purchase by BehrAutomotive of 10 acresat I-75 and Rochester Road in Troy.In theDownriver market, LDM Technologies took 250,000 sf on Ecorse RoadinRomulus. The Oakwood Group plans to build a 150,000 sf plasticsplantin Taylor. Developers are committed to the AeroPark CommerceCenter, whichwill start with 198,000 sf to service DetroitMetropolitan Airport.
