The project would have upwards to 160 one- and two-bedroomluxury apartments, approximately 12,000 square feet of live/workspace and 5,600 sf of retail space. The proposed plan, revealed ata recent public meeting regarding a height variance that will benecessary, would also feature a public courtyard and links into theOhlone Greenway that runs alongside and above the Richmond BARTline.

The building, designed by architect David Johnson, would rise 42feet along San Pablo Avenue but step down on the side of theproject facing an adjacent residential neighborhood. Current zoningallows for a maximum height of 35 feet.

The slightly larger than four-acre site sits on either side ofthe elevated BART tracks, with the larger portion of the projectlocated in a commercial zone along San Pablo Avenue. The developerswould be required to set aside at least 30 of the residences forlow- to moderate-income families.
