``For years no one has been interested in looking at The Power& Light Building because they thought they would have to turnaround and move out,'' said Steve Brettell, of Grubb &Ellis/The Winbury Group. ``Now with all the delays[in theredevelopment project], they are saying, let's go ahead and movein. I have leased 60,000 square feet in there just this year, whichis a huge turnaround for the building.'' Power & Light is nowabout 70 percent occupied.

The latest tenant to move into the 231,000 square foot buildingis the Berkebile Nelson Immenschuh McDowell Inc. architecturalfirm. The company singed a new lease for 26,751 squarefeet.Brettell represented the building owners. Ned O'Connor of MCReal Estate Services handled the negotiation for Berkebile.

The 70-year-old Power & Light Building is the icon forKansas City's downtown skyline and has been called the finestexample of an Art Deco west of the Mississippi.
