Conservation International has leased 101,228 sf at 1919 M St. NW in Washington D.C., nearly filling up the eight-story building. Beginning this December, the group will occupy floors four through six for 10 years. It is expanding from the 35,000 sf it now occupies six blocks away at 2501 M St. NW.

Owner Charles E. Smith Cos. of Arlington began work on a complete renovation of the property into a class A building after the Federal Communications Commission moved out. Work on the 275,000-sf building is expected to be finished in the third quarter. Rents are in the $40 per sf range.
