South Kansas City Building Undergoes Redevelopment; New Tenants Sought

KANSAS CITY, MO-A six-story, 19-year-old building at 9200 Ward Parkway in south Kansas City, the former home of the US Department of Agriculture, is in redevelopment. Construction is estimated to take 90 days at a cost of about $3 million, according to Ken Block, senior vice president with Block & Co. Inc. Block works with the owner, a pension fund group that is advised by TA Associates Realty of Boston.

TA purchased the building for about $9 million back in 1997. The group bought it from the Kroh Operating Limited Partnership, which managed the finances of the bankrupted Kroh Bros. of Kansas City, the original developers of the building.

Nearly 110,000 sf is available in the structure for about $20 per sf. Outreach Communications Group has signed on as the building’s first tenant.

The USDA moved earlier this year to a new building at 63rd Street and Winchester Road in east Kansas City. Prior to the USDA, the building at the Ward Parkway building was the headquarters for HNTB Architects Engineers Planners.
