ATLANTA-Duke-Weeks is set to start construction on a half-million-sf manufacturing/bulk warehouse facility with plans to double its size for tenant expansion. The estimated hard construction cost of the 506,700-sf Liberty 111 center is $25 million.

Ground-breaking is in October. The 31-acre site is just off Interstate 75 in Henry County. The developer can expand the facility by another 556,500 sf on an adjacent 29-acre parcel. That would give the complex a total 1.06 million sf of rentable space at an average $3.35 per sf.

Liberty III is the third development in the south Atlanta submarket for Duke-Weeks, the largest industrial developer in Henry County. Liberty I, a 300,000-sf distribution building is fully leased to Appleton Paper. The 210,000-sf Liberty II, completed in 1998, is about 90% occupied.
