Building flex space has gained popularity in the metropolitanarealately, as developers want buildings that can be used as officespace oreasily converted to warehouse use. In this complex, tenantsarepredicted to be heavy office users, Wilkerson says. According toa survey conudcted by the company, the vacancy rate for suchspacein Johnson County is less than 7%.

There will be four buildings in the park, with the largest being76,000sf, with ceilings of at least 20 feet. It will bebuilt-to-suit forboth office and warehouse use. The other threebuildings will beone-story structures. The smallest office spaceshave been designed tobe no less than 5,000 sf.

Construction is expected to be completed in May. Leases may beofferedas early as March, with rates probably being less than $20per sf.
