LENEXA, KS-Ground was broken last week on a new $10-million office and industrialcomplex at College Boulevard and Renner Road here.Trammell Crow Co. is developing the 226,000 sf complex of flexspace with notenants signed at this time, according to company vice president Kevin Wilkerson, vicepresident. Trammel Crow officials are confident in thelocation and the attractiveness of the space, however.

Building flex space has gained popularity in the metropolitan arealately, as developers want buildings that can be used as office space oreasily converted to warehouse use. In this complex, tenants arepredicted to be heavy office users, Wilkerson says. According to a survey conudcted by the company, the vacancy rate for such spacein Johnson County is less than 7%.

There will be four buildings in the park, with the largest being 76,000sf, with ceilings of at least 20 feet. It will be built-to-suit forboth office and warehouse use. The other three buildings will beone-story structures. The smallest office spaces have been designed tobe no less than 5,000 sf.

Construction is expected to be completed in May. Leases may be offeredas early as March, with rates probably being less than $20 per sf.
