HOUSTON-An old brick warehouse near the Enron Field baseball stadium is being redeveloped as the Herrin, a 40-unit loft condominium project.

The old warehouse, 2205 McKinney, is approximately 80 years old. It was formerly used by Herrin Moving and Storage, but it has been vacant in recent years. The redevelopment group is led by Gordon Jumonville and Duncan Shantz, who have developed other downtown residential projects.

Prices for the residential units will range from $157,000 to approximately $400,0000. The Herrin will be within walking distance of Enron Field, a new retractable roof stadium where the Houston Astros baseball team began playing this year.

The baseball stadium has encouraged a great deal of land speculation and multifamily residential development. A number of the old commercial buildings near the stadium have been given new life as loft apartments. The trend fits with a desire by homebuyers to move close to Downtown to avoid long commutes from the suburbs and to be close to urban nightlife and cultural events. Most of the new urban dwellers have been young single professionals and empty-nester couples with no children.

Multifamily developers have been seeking parcels of land for new construction on the perimeter of Downtown in areas that had been overlooked, run down or dominated by old industrial buildings. The Hanover Co., Martin Fein Interests, Caspian Enterprises and the Betz Cos. all have started or announced new apartment condominium projects on the Downtown perimeter in the last month.
