CORNELIUS, NC-Charlotte-based Beacon Partners paid Chartwell, a local limited partnership, $5.2 million or $56.83 per sf for the seven-building, 91,500-sf Cornelius Business Center here in north Mecklenburg County, about 20 miles north of Charlotte.

Beacon will assume all leasing and management responsibilities for the center, renamed Lake Norman Commerce Center. The developer is preparing the facility for small flex users requiring office/warehouse space ranging from 700 sf to 5,000 sf.

According to Karnes Research, the average asking rent for flex space in the north Mecklenburg market was $8.50 per sf during the second quarter. Lease rates quoted by Beacon range from $5 per sf to $11 per sf, depending on a tenant’s ratio of office to warehouse space.

Beacon also plans to accommodate larger tenants seeking 5,000 to 35,000 sf and has started two buildings in the north Mecklenburg market totaling 70,650 sf.
