Beacon will assume all leasing and management responsibilitiesfor the center, renamed Lake Norman Commerce Center. The developeris preparing the facility for small flex users requiringoffice/warehouse space ranging from 700 sf to 5,000 sf.

According to Karnes Research, the average asking rent for flexspace in the north Mecklenburg market was $8.50 per sf during thesecond quarter. Lease rates quoted by Beacon range from $5 per sfto $11 per sf, depending on a tenant's ratio of office to warehousespace.

Beacon also plans to accommodate larger tenants seeking 5,000 to35,000 sf and has started two buildings in the north Mecklenburgmarket totaling 70,650 sf.
